building's façade is composed of precast concrete with
1” bronze tinted insulated glass in duranodic aluminum frames.

roof consists of 45-mil EPDM membrane with 10-psf river washed
gravel. |

Mechanical:
|
The
mechanical system is a closed loop system with 138 ceiling
mounted heat pumps. The loop temperature is maintained by
a two cell cooling tower and two gas fired boilers. Fresh
air intakes are mounted on rooftop and the entire system is
controlled through a Johnson Control BMS System.

| Elevators:
|
The
building has a total of three Dover hydraulic elevators with
a speed of 125 FPM.
Two
are 3,500 lb passenger elevators (6'8” x 4'9” x 7'6”) and
the third is a 4,000 lb freight elevator (5'3” x 7'9” x 7”5”).
All
elevators have a back up power supply to return the elevator
to the first floor during power failure.

Protection:

The
entire building is sprinklered and connected to a system activitated
horn/strobe unit. There are pull stations located throughout
the building.
Heat
and smoke detectors are located in the telephone/electrical
closets, AC units, air handlers and certain other areas.
There
are CO2 systems in the kitchen grill areas.
There
is a separate fire suppression system in the server room.
The
Simplex Fire/Life Safety panel is located and monitored at
the Security Console along with the mechanical alarms.

Security
System:

There
is an ADT SAM terminal at the Security Console, which receives
all door, turnstile and duress alarms. There are cameras and
alarms on the inside of all exterior doors. There are badge
readers at the two entrances, loading dock, PBX and server
room door entrances and on handicap gates and doors.

Electrical
Distribution:

A
13,200 volts primary service transformer is pad mounted outside
the building. Secondary distribution, 480/277 volts, is provided
to building panels.
The
electrical and telephone services are distributed throughout
the building via an under-floor system with a trench header
(30”, three cell, 5” on center).
Electrical
services is obtained from the Philadelphia Electric Company.
