and roof planks. The column spacing on the first floor is 24'

Façade:

The building's
façade is composed of precast concrete spandrels and
columns with brick stairs towers and a mechanical penthouse.
The windows are bronze-tinted insulated windows set in aluminum

HVAC:

provided by two, 100-HP boilers and two pipe induction units

equipped with dual gas/oil fired burners.
Ventilation
and air conditioning are provided by a central chilled water
plant, perimeter two pipe induction units and single zone
fan systems with hot water reheat. The chilled water plant
is made up of two, 400-ton Trane R-11 Centravac chillers.
An 800-ton Havens counter flow cooling tower is installed
to meet the heat rejection needs of the central plant. The
HVAC system is controlled by a Honeywell pneumatic control
system. |
Elevator:

One
single, hydraulic 4,000 lb. elevator that is used for passenger
and freight use with a speed of 125 F.P.M.
The
elevator services the lower level to the mechanical penthouse
and does have a back-up power supply. |

The building
has six stairwells, two within the core and two within each

Fire
Protection:

The
building's first floor storage and maintenance areas are the
only portions of the building that are sprinklered. The first
and second floor office areas are equipped with a standpipe
and hose system. There is no fire pump installed in the building.
The building is equipped with an emergency detection and annunciation
system, which is comprised of smoke dectors, pull stations
and horn and strobe combinations. Heat and smoke detectors
are located in telephone/electric closets, AC units, air handlers
and other areas. There are C02 systems in kitchen grill areas.
A Honeywell FS 90 panel located in security console receives
all fire, mechanical alarms.
A
75KW emergency generator supports the emergency lighting and
the life safety system. The generator utilizes diesel fuel.
