A two story structure and mechanical penthouse (one story front and two story rear). The building was originally constructed in 1974 as a build-to-suit.

The building is V-shaped with two separate wings that are joined by a central lobby with skylight atriums.  Building entrances are located on both upper and lower levels.  At the center of the two wings is the core, which contains a cafeteria, conference rooms and lobby.

The lobby is located on the north end of the building at the end of a circular driveway.

Throughout the 1990's, the building underwent significant renovations, which included an upgrade of elevator controls, new roof, repaving and restriping of parking lots, repointing and caulking of exterior façade brickwork, replacement of a 400-ton chiller and the installation of a new security system.

Precast concrete columns and beams supporting precast double “T” floor and roof planks. The column spacing on the first floor is 24' x 24' and 24' x 48' on the second floor. Ceiling heights are approximately 12'5”.

The building's façade is composed of precast concrete spandrels and columns with brick stairs towers and a mechanical penthouse. The windows are bronze-tinted insulated windows set in aluminum frames.

Constant volume heating and cooling variable temperature system with window induction perimeter units.
HVAC:

Heating provided by two, 100-HP boilers and two pipe induction units located at the perimeter of the building. The boilers are equipped with dual gas/oil fired burners.

Ventilation and air conditioning are provided by a central chilled water plant, perimeter two pipe induction units and single zone fan systems with hot water reheat. The chilled water plant is made up of two, 400-ton Trane R-11 Centravac chillers. An 800-ton Havens counter flow cooling tower is installed to meet the heat rejection needs of the central plant. The HVAC system is controlled by a Honeywell pneumatic control system.

One single, hydraulic 4,000 lb. elevator that is used for passenger and freight use with a speed of 125 F.P.M.

The elevator services the lower level to the mechanical penthouse and does have a back-up power supply.

The building's first floor storage and maintenance areas are the only portions of the building that are sprinklered. The first and second floor office areas are equipped with a standpipe and hose system. There is no fire pump installed in the building. The building is equipped with an emergency detection and annunciation system, which is comprised of smoke dectors, pull stations and horn and strobe combinations. Heat and smoke detectors are located in telephone/electric closets, AC units, air handlers and other areas. There are C02 systems in kitchen grill areas. A Honeywell FS 90 panel located in security console receives all fire, mechanical alarms.

A 75KW emergency generator supports the emergency lighting and the life safety system. The generator utilizes diesel fuel.
