Interior Finishes - Warehouse Space: |

Floors are concrete
with an epoxy finish.
Walls are painted drywall or painted block.
Minimum ceiling height is 26. Column spacing is 35.
The warehouse is temperature controlled and fully air conditioned
with a dividing wall at the center point. (It is currently kept
between 72° to 74°).
There are two refrigerated rooms (cold boxes) within the warehouse.
One room is 2,600 square feet and the other is 15,000 square
feet. Both rooms are sprinkler protected. The refrigeration
support is from four Russell units that are located on the roof.

The shipping/receiving areas are single-side, load with fifteen
8 x 9 dock doors with levelers and bumpers and two overhead
interior drive-in doors. The levelers were upgraded in September
2001, are manufactured by Arbon Equipment and have a 30,000
lbs. capacity.

Heating, cooling and
ventilation are provided to all areas of the facility by a system
comprised of boilers, air handlers and compressors.
Air conditioning is comprised of twelve rooftop units (2 for
office, 10 for warehouse). There are two 40-ton units, nine
30-ton units, and one 7.5-ton unit. A separate 15-ton Liebert
unit is used for the computer room area and is located in a
nearby mechanical closet.
Air handling is 3 changes per hour at 33% with 10% outside air. |

Emergency
Generator
And
Firepump: |
Diesel fuel used for both the generator and firepump and is
supplied by Princeton Fuel. A transfer switch is provided for
a 150kw, 275-diesel capacity generator. The current emergency
generator is not staying at the facility. |
Water: |
Is supplied by Elizabethtown
Water. |
Sewage
Processing: |
Within the warehouse area exists a 305-gallon bioxide storage
tank, which is used to support the sewage processing requirements
of Monroe Township Public Works Department. |
| Fire Safety: |
Fire related alarms
include post-indicator values, flow, pull stations, diesel pump
activation, electric pump activation and level alarms. All are
monitored by a third party central station vendor that notifies
police and fire departments directly upon receiving an alarm.
The entire facility has overhead sprinklers. In addition, 95%
of the warehouse racking has sprinkler support independent from
the standard overhead system. |
| Security: |
A security monitoring
office is located within the warehouse area. Security includes
cameras, motion detectors, door sensors and panic buttons, and
are all monitored by a 24/7 on-site guard staff. The panic buttons
are directly linked to the Cranbury Police Department. |
